Wertz Group Holdings, LLC ("we," "us," or "our") is a residential property management company based in Milwaukee, Wisconsin. This policy describes how we collect, use, and protect personal information belonging to our tenants, property owners, and visitors to this website, including participants in our SMS messaging program.

Information We Collect

Tenancy information: name, phone number, email address, unit and lease details, and payment records, collected when you become a tenant of a property we manage.
SMS program data: your mobile phone number, your opt-in consent record (including the date and method of consent), and the content of text messages you exchange with us.
Maintenance and service records: requests you submit and their status history.
Website data: if you sign in to the resident or management portal, we collect login credentials and session information necessary to operate the service.

How We Use Your Information

To communicate with you about your tenancy, including maintenance requests, rent balances, lease information, and property notices.
To deliver the SMS messages you have opted in to receive and to respond to messages you send us.
To maintain accurate records of communications, payments, and service requests.
To comply with legal obligations that apply to residential property management.

SMS Privacy — No Sharing of Mobile Information

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All categories of personal information described in this policy exclude text messaging originator opt-in data and consent; text messaging opt-in data and consent will not be shared with any third parties, excluding the aggregators and providers of the text message services necessary to deliver messages to you.

We do not sell, rent, trade, or otherwise disclose your mobile phone number or SMS consent status to any party for their own marketing use.

When We Share Information

We share personal information only in the following limited circumstances:

Service providers: vendors who perform services on our behalf, such as our SMS delivery platform (Twilio) and our property management software provider. These providers may use your information only to perform services for us.
Property owners: the owner of the property you rent may receive tenancy-related information as necessary to manage the property.
Legal requirements: when required by law, court order, or governmental authority, or to protect the rights, property, or safety of our tenants, staff, or others.

We do not share, sell, or rent personal information to third parties for their marketing or promotional purposes under any circumstances.

Your Choices and Opting Out

SMS: reply STOP to any text message to opt out of SMS communications at any time. Reply HELP for assistance, or email twilio@thewertzgroup.com. Opting out of SMS does not affect your tenancy or access to any property management services.
Access and correction: you may request a copy of the personal information we hold about you, or ask us to correct inaccurate information, by emailing twilio@thewertzgroup.com.

Data Retention

We retain tenancy records, communications, and SMS consent records for as long as needed to manage your tenancy and to meet legal and regulatory requirements applicable to residential property management, after which they are deleted or anonymized.

Security

We use reasonable administrative, technical, and physical safeguards to protect personal information, including encrypted transmission (HTTPS), access controls, and audit logging. No method of transmission or storage is completely secure, but we work to protect your information against unauthorized access, alteration, or destruction.

Children's Privacy

Our services are directed to adults entering residential lease agreements. We do not knowingly collect personal information from children under 13.

Changes to This Policy

We may update this policy from time to time. The "Last updated" date above reflects the most recent revision. Material changes will be communicated through the resident portal or by direct notice.
